Whereas Charles Creer of the town
of Ramsey in the Isle of Man
Blacksmith is considerably 
advanced in years and declining
in bodily health and strength
in consequence whereof he 
feels desirous to settle his
property and arrange his
worldly affairs to prevent
any disturbance litigation or
dispute after his decease and
in order to that end and effect
these present witness
That I the said Charles
Creer divers good causes me
hereunto moving but chiefly
for and in consideration of
the love and affection which
I have and do bear towards
Jane Pennington alias
Carpetill (?) wife of William
Pennington of the town of
Liverpool in the county of
Lancaster in Great Britain
painter plumber and glazier
and also towards John Cowle
an illegitimate son of
Ann Creer dec’d who has
from his infancy been brought
up and supported by me and
of the sum of five shillings
to me in hand paid have 
therefore subject to the 
conditions restrictions reservations
limitations and provisions
hereinafter mentioned and 
set forth given granted
settled estated and confirmed
and by these presents do 
give grant settle estate
and for ever absolutely convey
and confirm to all upon the
said Jane Pennington during
her lifetime and upon her 
decease to and upon Elizabeth 
Pennington and her heirs and
assigns all and singular a 
certain dwelling home situate
in College Street in the town
of Ramsey aforesd which
was bequeathed to me in and
by the last will & testament
of my sister Catharine Creer
dec’d together with all and
singular and the small
dwelling home situate in
the rear of the dwelling home
wherein I now live formerly 
called “Creers Smithy” which 
I converted into a dwelling
home to have and to hold
the sd two dwelling houses
with all ways waters water courses
easement yards liberties and
appurtenances unto the same
severally belonging or the confirmed 
appertaining unto the said
Jane Pennington after my decease
for and during her natural lifetime
and upon her decease unto the
sd Elizabeth Pennington her
daughter and her hers and
assigns they paying yearly
and every year in addition
to the Lords Rent the sum 
of one shilling part of the
perpetual or ground rent
payable to the heirs of
John Christian Esqr from
whom I purchase the ground
on which the last mentioned
dwelling house is situate and
in failure of lawful issue
surviving the sd Elizabeth
Pennington the premises aforesd
are to go and revert to my
heir at Law and further
I hereby give grant settle
and confirm and by these
presents have given granted
settled estated and confirmed
to and upon the sd John 
Cowle and his heirs and
assigns all and singular
the dwelling house wherein
I now live together with the
my right and title being one
half in and to another
dwelling house in the ?????
of the former houses which
has been and is at present 
occupied by Edward Christian
/?????/ and Mrs Radcliffe widow
as tenants – to have and 
to hold the dwelling house
and premises aforesd with all
ways waters water courses
easements rights liberties
and appurtenances to the
same belonging unto the
said John Cowle and his
heirs and assigns  after my
decease and it is hereby
perfectly to be understood
and it is my intention and
meaning that in the event
of him the sd John Cowles
dying without leaving lawful
issue him surviving then and
upon such contingency the
whole of the premises hereby 
granted and settled upon him
shall go and revert to my 
heir at law but should he
live to attain the age of
forty years and then have
lawful issue living he the sd
John Cowle shall then and
not sooner be at liberty and
have the power and authority
to sell or incumber the property
aforesd and not otherwise
and these presents for the
intress that I the sd Charles
Creer for the consideration
aforesd and under the 
special understanding that
upon my decease I shall
be respectably interred do 
hereby of my own free will
and accord voluntarily give
grant settle gift and bequeath
upon the said Jane Pennington
and her Exors or Admnrs and
upon the sd John Cowle and
his exors and admnrs whatever
sum or sums of money may
be due me at the time of 
my decease whether payable
to me upon bank money
promissory notes or otherwise
as well as whatever money
may be in my desk coffers
or possession at the time of 
my death share and share 
alike and to lie equally
divided and accounted for
between them after my funeral
expenses lie paid and the sd
John Cowle to get and enjoy
my household furniture
And I the sd Charles Creer
do hereby reserve to myself
the sole and whole rights
and control over the whole
of the properties monies and
bonds and mortgages aforesd
clearing  my life true as well
as the right power and
authority to sell and remainder
the whole of the premises aforesd
or any part thereof if I may
at any time think proper so
to do notwithstanding this 
deed or to alter any or
revoke it at anytime in
full or in part anything
to the contrary notwithstanding
and for the true and faithful
performance hereof I the sd
Charles Creer do hereby sign
and oblige myself and my
heirs exors admnrs and assigns
on the penalty of one hundred 
pounds As witness my hand this
twenty eighth day of June
one thousand eight hundred and
fifty three 1853

to the before written deed of 
settlement who are personally known to me made oath on
the Holy Evangelist that

party thereto duly signed and
executed the same in their
